Prior to the day

•Up to 1hr discussion or questionnaire including clients extended wish list, occupants and lifestyle.

•Investigations into the site, planning restrictions, history and designations to determine any design parameters.

Design consultation day

•Up to1hr meeting at the family’s home or potential new home, if required. Alternatively, remote conversation to further understand the brief and family lifestyle. (1/2 day workshop)

•Preparation of sketch designs to communicate the proposal.

•Presentation of design(s) for discussion to finalise preferred solution. Outline any approvals and statutory consents needed and any consultants required.

Up to Planning Permission

The current householder planning submission fee for Sevenoaks District Council, for example, is £613.

The package includes the following,

Site Location Plan
Site Block Plan
All existing and proposed Floor Plans
All existing an proposed Elevations.

The local authority can increasingly request further independent reports, e.g. an ecological, arboricultural or tree report depending on your site constraints, which are independently commissioned.

Kitchen Design

Do you feel passionate about your kitchen? For us, it is one of the most exciting spaces in the home. However a lot of clients are concerned about the high price tag of their dream kitchen. Instagram and Pinterest are full of inspiration that can be overwhelming. A lot of people don’t realise that their building team and joiner will be extremely capable of building their kitchen. The majority of people speak to an independent kitchen company for ease and guidance and sometimes the builder is pleased to concentrate on the rest of the build. Outsourcing inevitably sets up the challenge of the overlap between the build works and the kitchen company coming in. Plumbing, electrics, wall finishes, flooring etc all need to be coordinated to suit.

There is no great science to a kitchen although there are some essential functionality rules, alongside the correct lighting for instance. Once a layout is designed and approved, simple carcasses can be adapted for any purpose and dressed with the doors and panels of your choice. Appliances, worktops, sinks and taps are all selected and easily ordered to site.

Bathroom design

Much simpler than a kitchen design, a bathroom still needs careful thought, co-ordinating colours, materials, taps and sanitaryware. You may have already established the layout and know which sanitaryware, but your builders will need to work from a tile and lighting layout for setting out with sanitaryware and tap positioning. You may have also assumed the drainage will work with your new layout which sometimes just isn’t possible particularly when moving the WC.
