What Makes Us Different
If you're looking to extend, convert, renovate or possibly rebuild your home it can be difficult to know where to start without feeling committed to a particular team, design or fee. If you would like to speak to an architect on a more informal basis to gain clarity and an understanding of what's achievable, then you've come to the right place.
An architect's design will be tailored to your personal needs and optimise your home in a way that no other building professional can. Even if you would just like to have a short consultation, you can use us at the beginning of your project where, as architects, we add most value. Speak to us before you potentially settle for a bland, purely functional design and let us quickly and efficiently set you up with your optimum design either online or in person.
We have created straightforward packages of work to enable the homeowner to access our services without the traditional commitment and potential fees.

Useful for house viewings. Take us with you on your second or third viewing. You may wonder what your options may be for extending or renovation your potential new home. We can be your guide before you commit.
As an AECB member we can also give a broad overview of the building’s condition prior to potential retrofitting.
Also good for an extended meeting with our site history research, verbal advise and immediate feedback.

£295

The initial sketch design can often be a long-drawn-out process, but it is where we, as architects add the most value. With prior investigations and research, we can achieve this in one day, either in person or remotely, for a fixed fee.
We will also provide a jargon busting pack including any consultants (e.g. structural engineer), statutory consents and insurances you may need prior to starting your build.

£680

If you already have your own sketches, possibly from a builder, we wouldn’t be doing our job if we didn’t give some friendly design input! We can then draw your proposal up for you and complete the online application.

£1955 (inc CAD Survey of existing dwelling)

In a lot of cases, you will need us to carry out the traditional route of preparing a CAD drawing pack and process your planning permission application and we have lots of experience in the local area.
We will provide you with enough information and advice to set you up with your project.

Starting at £2635

FAQ
01
Do I need an architect to design my house?
House builds and renovations vary dramatically and in a small amount of cases you won’t. Many houses are built with the builders know how and are practical and/or budget driven but the results are often bland, uninspiring and definitely not reaching that home’s full potential. Architects look at all aspects of a building, outside of the practicalities and the budget we also look at space, lifestyle, experience, detailing and aesthetics to name a few. We tailor each design to each individual family's needs and may come up with one solution to unlock the whole design or many small ideas to add to the cohesive whole.
02
Why are architects traditionally so expensive?
As each project is unique it is hard to pin down the time we actually need to be involved in a project and therefore our fee. We undoubtedly add the most value at the very beginning of the project where all the ideas and sketch designs start, how much we are then needed is up to you.
There can be a lot of trial and error with detailed design later on in a project and a lot of background research, be that complying with building regulations or understanding which materials to specify and therefore many hours of ‘unseen’ work. A competent builder would be able to take on this role to provide the correct construction detailing and complying with building regulations. Architects are also, by default appointed as the contract administrator for the works on site and responsible for checking the builder’s work. This is a personal decision if you would like an architect or someone else to carry out this role. If we are carrying out this whole scope of works, there are many hours of work involved which can command a high fee.
Our aim is to let the client decide how much or how little they would like us to be involved and offer clear packages of work to create a more accessible ‘pay as you go’ system.
03
What if I don’t like the style or design my architect has proposed?
In most cases there will be a variety of solutions an architect could propose for any given project, so the design is not unique to the architect. Part of our job is understanding the brief and the client’s wants and needs, so if we miss the mark first time we will amend or redesign to suit. Because we carry out the design consultation in one day, we can discuss and adapt quickly to find the best solution. If you go away and have a change of heart or further thoughts, we can issue one design change as part of the package.
04
Most architects offer an initial free consultation, can I find out everything I need to know then?
This would be offered by most architects to help you decide who you’d like to work with. However most architects won’t produce any work or ideas prior to being appointed but can advise on generic points or site specific constraints.
